What are some risks that can happen after I acquire the property?



Sciturus will ensure up front to minimize any risks that may occur. Therefore, it is highly unlikely that you will experience any issues for at least the first five years of the purchase.

Examples of risks are:

  • Tenants are no longer able to pay due to market conditions
  • Tenants do not renew their lease
  • When making a purchase, Sciturus will ensure long term lease, such as 10-30 years. This gives certainty that the tenants intend to stay for a long time and make payments as agreed. If the leases are coming due, we may either request a new long-term lease, or accept the risk and reduce the purchase price.

    After the purchase, let's say 10 years since we purchase the property, the tenants do not renew the lease, Sciturus will help secure new tenants to continue paying for the property.
